(approximate), upscale, nicely furnished, 3+ bedroom/3.5 bath, 3 level waterfront home with 2 decks and dramatic lake and hill country views.  There are 2 living areas, one with a wood-burning fireplace and a second that can also be used as a fourth sleeping area.  The master bedroom has a small adjacent room that can be used as a fifth sleeping area.  The kitchen is large and has premium appliances.  The home is located in a nice residential area and will accommodate up to 13 people, including children.  Pets are not permitted inside the home, but are permitted in the fenced back yard.  The one-slip private dock is covered and can be used for docking watercraft, swimming, and fishing.  Downtown Austin is only a 25 minute drive, The Oasis, the sunset capital of Texas, is only a 10 minute drive, and Volente Beach water park is a 5 minute drive.

Restrictions:  No smoking is permitted inside the home or on the outside decks.  Pets are not permitted inside the home.  There are noise restrictions.  Quiet time is 10 p.m. until 6 a.m.  No fireworks.  No open fires anywhere on the property.
Disclosures:  The driveway is steep but paved and is not suitable for parking boat trailers.  Boat launch or storage is at nearby county park or nearby marina.  Bedroom 3 is small and becomes cozy if the futon and all 3 beds are used.  There is no power to boat dock.
